What a repair usually runs

$300–$4,000
from a single pipe boot up to a full section
Typical local range. A real price needs a look at the roof, and that look is free.
What moves it
  • How far the water got (shingles only, or decking too)
  • Where it is: flashing, valley, chimney, skylight
  • Roof material and how many storeys
  • Whether it is leaking right now

Why a small leak never stays small

Water follows the decking. A flashing or pipe-boot fix caught this month is a few hundred dollars; the same leak left through a season soaks the deck and insulation underneath it, and that becomes a section replacement. If you are seeing a stain, it has already been leaking a while.

Griffintegrity Roof & Remod has repaired roofs across the south Atlanta metro for 10 years, and in Fairburn a lot of those calls start the same way: a leak that only shows up in a hard, sideways rain. We inspect the roof and the attic together to find out exactly where wind-driven water is getting in before we recommend a fix.

Why does my roof only leak during heavy wind-driven rain in Fairburn?

A roof that stays dry in normal rain but leaks in wind usually has shingles whose seal strip has let go, a flashing detail that sheds straight rain but not sideways rain, or a low-slope section where water backs up under pressure. It tends to get worse over time as more seals fail with each storm. We walk the roof looking specifically for lifted or unsealed shingles and exposed nail heads, since that's almost always where wind-driven leaks start.

Signs of wind-driven leak damage in Fairburn

Shingles lifted along an edge or ridge

Wind gets under the leading edge of a shingle and breaks the seal underneath. A creased shingle won't reseal on its own and leaks again in the next rain.

A cracked or split pipe boot

The rubber collar around a plumbing vent dries out and splits over time, and it's one of the most common places water gets in during sideways rain.

Water stains near a wall-to-roof transition

Where a roof meets a wall, step flashing and a kickout have to work together to keep water out. A gap in either one lets wind-driven rain behind the siding.

What's letting the water in

Broken shingle seals across the roof

When seal failure shows up in more than a couple of spots, patching individual shingles doesn't hold. Widespread seal failure after a storm often means it's worth documenting for a claim.

A missing or failed step and kickout flashing

Without a proper kickout, water runs behind the siding instead of into the gutter, which is a classic cause of rot that only shows up years later. We install or replace both pieces and reseal the transition.

Chimney or skylight flashing that has failed

Chimneys and skylights move separately from the roof, so their flashing works loose over time, especially under wind pressure. We reset the flashing and water-test the joint before we call it done.

Wind, insurance, and what it means for Fairburn roofs

Coweta County and the surrounding area sit in a corridor with a documented history of violent storms. On March 25 into March 26, 2021, an EF-4 tornado with winds up to 170 mph tracked about 39 miles through Heard, Coweta, and Fayette counties into Newnan, and it was only the tenth EF-4 recorded in Georgia in seven decades.

Georgia's Office of Commissioner of Insurance tells homeowners that wind damage is normally covered under a standard homeowner's policy, which matters for a Fairburn roof with wind-driven leak damage. We document the damage on every repair call so that fact is backed up with photos if you need them for a claim.

We do the same repair work in Palmetto, Tyrone, and Peachtree City.

What we check on the visit

We walk the roof looking for lifted or unsealed shingles and exposed nail heads, then check low-slope transitions and any spot where water could pool. We inspect the step flashing, kickout, and siding at any wall transitions, since that's a common source of wind-driven leaks. Once we've confirmed the cause, we reseal or replace the affected shingles and flashing and note whether the problem is isolated or spread across the roof.

Why wind-driven leaks get worse if you wait

Every storm that hits an already-weakened seal breaks a few more, so a leak that shows up only in heavy wind now can start happening in ordinary rain later. Water that gets behind siding at a wall transition rots the sheathing slowly and out of sight, which means the repair gets bigger the longer it's ignored. Addressing it while it's still a shingle-and-flashing fix is a lot simpler than dealing with rotted decking later.

Does homeowners insurance cover wind damage to a roof in Fairburn?

Usually, yes. Georgia's Office of Commissioner of Insurance states that wind damage is normally covered under a standard homeowner's policy, and we document the damage we find so you have what you need to file if it applies.

Can a small wind-driven leak wait until next season in Fairburn?

It's better not to. Wind-driven leaks come from failed seals or flashing, and those failures spread with every storm rather than staying put, so a small repair now usually beats a bigger one later.
