How do you know your asphalt shingle roof needs to be replaced instead of patched?
The clearest answer is the shingles themselves. Once shingles curl at the edges, crack when you touch them, or have shed enough granules that the mat underneath shows through, a repair only buys a little time before the same spot leaks again. A roof in that condition has usually lost its seal across most of the surface, not just in one section, so a patch fixes today's leak and leaves tomorrow's waiting. We inspect the whole roof, the attic ventilation, and the decking before we ever recommend a full replacement, and we'll tell you straight if a repair is still the better call.
Warning signs it's time to replace
Curling or cupped shingles
Shingles that lift at the edges or cup in the middle have dried out from years of sun and heat cycling. Once they curl they stop lying flat, which means they stop sealing, and wind can get underneath them in the next storm.
Bald spots and granules in the gutters
Granules are the shingle's sun protection, and some loss is normal over time. Bald patches and a buildup of granules at the downspouts mean the mat underneath is exposed and aging fast.
Shingles that crack or crumble underfoot
Brittle shingles have lost their flexibility and crack in straight lines when walked on or in cold weather. They let water into the underlayment and can't be repaired piece by piece without breaking more of them.
A roof nearing or past its expected life
Most asphalt shingle roofs are replaced somewhere in their second or third decade, sooner in a hot Georgia summer with regular storms. Replacing on your own schedule, before a leak forces the issue, means picking your contractor and material without a deadline.
What we look at before recommending replacement
Sun and heat exposure
Georgia summers cook asphalt shingles from above, and years of that cycle is what drives the curling and granule loss we look for on every slope.
Attic ventilation
A hot attic bakes shingles from underneath as much as the sun bakes them from above, so we check the intake and exhaust ventilation path before we quote a replacement.
Decking condition
Old leaks or years of moisture can leave the plywood underneath soft or rotted, and that has to be replaced along with the shingles or the new roof won't hold.
Storm damage
Hail and wind can accelerate wear well beyond a roof's age, and if that's what we find, it may fall under your insurance policy rather than a straight replacement.
What to expect during the visit
We start with a full tear-off down to the decking, because covering up a bad roof never ends well. Once the old shingles are off, we check every section of decking and replace anything soft or damaged before anything new goes down. From there it's new underlayment, ice and water shield at the eaves and valleys, and a new Owens Corning shingle system installed to the manufacturer's specs. Most single-family homes are done in a single day, and we clean up the yard and driveway before we leave, including a nail sweep. Larger or more complex roofs, or bad weather, can add time, and you'll get a clear timeline before we ever start.

The cost of waiting
A shingle roof that's curling or losing granules doesn't stay stable, it gets worse every season. What starts as a small leak at one weak spot in the shingle field usually spreads once the seal fails in more places, and water that gets into the decking or attic insulation takes a lot more work to fix than the roof itself. Waiting through another Georgia storm season on a roof that's already showing its age is how a shingle replacement turns into a decking replacement, and sometimes into ceiling and insulation repair inside the house.
